How We Build 'Em at Elizabeth Park

  • Site Work
    • All building permits purchased & supplied by vendor.
    • Occupancy permit provided by vendor upon closing.
    • Survey & location certificate provided by vendor.
    • Excavation & backfill included in purchase price.
    • Front of property to be sodded from sidewalk back to front corner of house and rear yard to be rough graded.
    • Retaining walls are not included. If a retaining wall is required, it may be provided by the builder at an extra cost to the purchaser.
  • Foundation
    • 16" concrete footing.
    • 8" concrete basement or wooden knee wall, where indicated on construction drawings.
    • Concrete with Air Gap Membrane foundation wrap.
    • Bearing walls and/or beams as required by construction drawings or engineer.
    • 3" poured concrete floor on 6-mil poly.
  • Framing
    • Floor joists as per plans.
    • 5/8 T&G plywood sub floor.
    • Where ceramic tiles or vinyl flooring are used, you will require 3/8 plywood underlay. (The costs will be added to the flooring allowance.)
    • 2x6 exterior studs at 24" on centre.
    • 2x4 interior studs at 16" on centre, Blocking in load bearing walls only.
    • Factory Pre-engineered roof trusses c/w 10" heal height above top plate.
    • 1/2” plywood exterior sheathing to walls & 5/8" plywood exterior sheathing to roof.
  • Exterior Finish
    • Exterior walls wrapped in CMHC approved building wraps.
    • Procanna or Boncor premium vinyl siding, D-4 straight or D-4.5 Cove profile, choice of builders standard colours.
    • Outside corners to be vinyl, 5 1/4" designer series (choice of white, linen, ivory or wicker colour).
    • Vinyl soffit (choice of colour, white, linen, ivory or wicker).
    • Fascia to be aluminum (choice of colour, white, linen, ivory or wicker colour).
    • Vinyl trims around windows & doors exterior are optional at extra cost.
    • Aluminum eaves trough, front and back of house are optional at extra cost.
    • Marathon, 25 year Manufacturers Warranty Fiberglass Shingles, (choice of colors).
    • Steel doors as per plan.
    • 1 Weiser round knob, 1 Weiser dead bolt (or equivalent) per exterior door.
    • Garage door to be solid and prewired for automatic operator. (Windows and operator are optional at extra cost.)
    • Pressure treated patio deck (10x12) with stairs & railings down to grade.
    • Pre cast concrete front steps or pressure treated at builders’ discretion.
    • Vinyl windows include French grills (front only) & Energy efficient Low E Argon gas. (Climate Zone B,C,D)
    • Any Exterior decorative items such as window trims, shutters, trees, etc. seen On the drawings are not included unless stated in purchase & sale agreement.
  • Insulation
    • Blown-in insulation (R-50) and/or fiberglass insulation in attic to comply with 2011 National Energy Code.
    • Insulated attic hatch.
    • 6-mil poly vapor barrier sealed at all joints & penetrations.
    • Windows & doors sealed with non-expandable spray foam.
    • Fiberglass R20 batt insulation in exterior walls to CMHC approved.
  • Interior Finish
    • 1/2" drywall (screwed and or nailed).
    • Round drywall covers.
    • Interior Paint:
    • a) Painted ceilings & interior trims, Purchasers choice of one colour throughout.
    • b) Painted interior walls are based upon 3 colours plus trim colour. The paint included is the standard paints as used by our Sub-Contractor. Any special paint will need to be specified in this contract and will be charged as an extra. Dark colours will be charged as an extra at $200.00 per colour, per room. Additional colours over 3 will be charged as an extra $200.00 per colour.
    • Colonial or similar interior slab doors and French doors as per plan.
    • Colonial door & window casing, 2 3/4" MDF.
    • Colonial baseboards, 4" MDF.
    • Weiser round knob latch sets on all hinged doors.
    • All closets to have shelves & rods.
    • Garage shall be taped and one coat of plaster (Finish plaster & paint optional at extra cost).
    • Subfloor included if basement developed; 1x3 strapping @ 12" centers & plywood over.
  • Plumbing
    • White standard bathroom fixtures.
    • Double knob chrome faucets.
    • 2 exterior frost-free water taps.
    • Plastic water lines to CMHC approved.
    • Double stainless steel sink in kitchen.
    • Dishwasher roughed in & hooked up (not supplied).
    • Domestic Hot water tank to be 40 Gallon, Energy Star Rated.
    • Full one-piece tub enclosure in main bathroom (white in colour).
    • All Plumbing fixtures are to be supplied by the Builders Supplier.
  • Electrical
    • Thermostats to be electronic with a temperature rating of +-0.5 C.
    • Electrical boxes to be air tight.
    • Telephone pre-wired 4 leads (covers not included).
    • Cable – pre-wired 4 leads (covers not included).
    • Interconnected smoke detectors & Door chimes. (Included with Lighting allowance.)
    • Electric heat & 2 exterior GFCI outlets included.
    • Wired as per Town of Paradise and 2011 National Energy Code minimum standards.
    • Electrical System to be 200 amp breaker panel for a single family home. For a 2 apartment home the service for the main shall be a 125 amp and the basement apartment shall have a 100 amp service.
    • Note: It is important that you understand that additional lights, outlets and switches, etc., are extra cost to you, the purchaser.
  • Ventilation
    • White charcoal (not vented outside), range hood (included in purchaser’s fixture allowance), to be installed by vendor.
    • Heat recovery ventilation unit (HRV) Energy Star Rated.
    • Bathroom ventilation shall be connected to HRV.
  • Allowances
    • Cabinets. Note: includes vanities, laundry, kitchen & pantry, etc.
    • Flooring. Note: includes railings & stain as per plan.
    • Fixtures. Note: includes all lighting fixtures and bulbs, range hood, doorbell and smoke detectors.
